What are your booking conditions?
This is what you can Expect When Booking a Stay at Our Playa Del Carmen Beach Homes… 50% of the total payment is required to block dates for your booking of the villa or home rental. The other 50% is due 90 days before the check in date. If your reservation falls within the next 90 days, then 100% is due at the time of booking.
We do not offer any holds or deposits to secure your booking and dates & would kindly recommend to reserve quickly as it books up fast!
At booking, guests choose either a refundable security deposit or a non-refundable accidental-damage waiver. The amount varies by villa and is shown during booking.
What if I need to cancel my booking?
Cancelation refunds are as follows:
100% for cancelations 1+ year from check in date
75% for cancelations 9months to 1 year from check in date
50% for cancelations 6 months to 9 months from check in date
25% for cancelations 3 months to 6 months from check in date
Non-refundable under 3 months to check in date
100% refund for any cancellations made within 48 hours of booking, if the check-in date is at least 30 days away.
Can direct guests check in early?
Standard check-in is at 5:00 PM so our team has enough time to prepare the villa carefully. Direct bookings receive a guaranteed earlier check-in time confirmed for the specific stay, normally between 1:00 and 3:00 PM. The exact time depends on the villa size and whether there is a same-day turnover.
If you need access earlier than the confirmed time, booking the previous night is the only way to guarantee morning access. Late check-out may be available by request for an additional fee.
What if i do not plan on getting there until late at night? Can i still check in at a late hour?
Easily access your accommodation with our self check-in lock box. The combination will be sent to you the day before your arrival, allowing for flexible and convenient check-in at any time, even if it’s late. Don’t worry about arriving late – our self check-in system accommodates all schedules.
Can we add a private chef and airport transportation?
Yes. Full-day private chef service is available for $90 USD per guest, per selected service day, plus ingredients. Breakfast, lunch, and dinner are prepared at your villa, and you may choose service for every day or only selected days. Round-trip airport transportation provided by Mahora is included with the full-day chef service. Menus, grocery arrangements, timing, transportation details, and availability are confirmed before booking.
Pet policies vary by villa. Please ask us before booking so we can match you with a suitable property and confirm any applicable fee.

Playacar Phase 1 is one of the best areas for large groups in Playa del Carmen. It’s a gated beachfront community that’s quiet, safe, and just a 5-minute walk to 5th Avenue. Villas of Playa del Carmen offers several large homes here designed for family gatherings, wellness retreats, or reunions.
Are there vacation rentals in Playa del Carmen that are close to both the beach and restaurants?
Yes – most of our villas are located in Playacar, just steps from the beach and walking distance to restaurants, coffee shops, and 5th Avenue. You don’t need a car to enjoy the area, which is ideal for group trips.
What makes Villas of Playa del Carmen different from Airbnb or VRBO listings?
Booking through our official website gives you our direct rate without the guest service fees added by Airbnb and other third-party platforms. For a comparable stay, the direct checkout total is generally about 10% lower. This is our normal direct pricing, not a coupon or temporary promotion. You also work directly with our local villa team.
Can I book multiple villas side by side for a group trip?
Yes, we have several villas that are close together and ideal for large groups who want to be nearby but still have their own space. Just send us your group size and we’ll help match you with the best combination.
