This is what you can Expect When Booking a Stay at Our Playa Del Carmen Beach Homes… 50% of the total payment is required to block dates for your booking of the villa or home rental. The other 50% is due 90 days before the check in date. If your reservation falls within the next 90 days, then 100% is due at the time of booking.
We do not offer any holds or deposits to secure your booking and dates & would kindly recommend to reserve quickly as it books up fast!
At the time of booking, we also ask our guests for a security deposit of $750-1500. This is in case there is any damage to the property or broken house violations during your stay. The money is simply reserved a day or two before you arrive and then released after departure and if there is no damage, there is nothing you need to do.
Cancelation refunds are as follows:
100% for cancelations 1+ year from check in date
75% for cancelations 9months to 1 year from check in date
50% for cancelations 6 months to 9 months from check in date
25% for cancelations 3 months to 6 months from check in date
Non-refundable under 3 months to check in date
100% refund for any cancellations made within 48 hours of booking, if the check-in date is at least 30 days away.
Planning a beach vacation? Our Playa del Carmen rentals offer flexible check-in and check-out times to fit your travel schedule. Standard check-in is at 5:00pm to allow ample time for our cleaning crew to thoroughly clean and prepare the house for your arrival. Unlike hotels, we only have one rental property available at a time, so it takes a little longer to get everything ready for our guests. However, we do offer early check-in and late check-out options upon request and subject to availability.
Need to check in a little earlier? Choose from our early check-in options starting at 3:00pm for an additional fee. Prefer to relax a little longer before heading home? Consider our late check-out options starting at 12:00pm for an additional fee. Don’t forget, if you’re arriving early in the morning you can book the night before to ensure immediate access to your Playa del Carmen vacation rental upon arrival.
Easily access your accommodation with our self check-in lock box. The combination will be sent to you the day before your arrival, allowing for flexible and convenient check-in at any time, even if it’s late. Don’t worry about arriving late – our self check-in system accommodates all schedules.

For all your grocery needs, we recommend taking a short 2-minute cab ride to the nearest store. This will not only provide you with a wide selection of fresh and high-quality products, but it’s also a great opportunity to immerse yourself in the local culture and explore the area. Bring your beloved pets along on your vacation – we are a pet-friendly property and welcome furry friends! A partially refundable pet deposit of $60 USD or 1200 pesos per day per animal is required to ensure the cleanliness and comfort of our accommodations. If there are no stains or fur left on the furniture upon departure, 30% of the deposit will be refunded. Payment can be easily made through Paypal, Zelle, or Venmo. Don’t leave your pets at home – include them in all the vacation fun at our pet-friendly property!
