PLAYACAR PHASE 1 · PLAYA DEL CARMEN, MEXICO
Everything you need to know about Playa del Carmen’s beaches — from the hidden gem in front of our villas to world-famous beach clubs.
The Riviera Maya coastline is genuinely one of the world’s great beach destinations — and Playa del Carmen sits at its heart. Here’s what sets these beaches apart:
Caribbean water quality: The water here is exceptionally clear, warm year-round (28–30°C / 82–86°F), and ranges from turquoise in the shallows to deep blue offshore. There’s no Pacific undertow, no cold currents — just calm, swimmable sea from January to December.
White sand: The beaches are composed of fine, white calcareous sand that stays cool even in July heat. It’s soft, non-staining, and photogenic in any light.
Accessibility: Unlike some Caribbean destinations, Playa del Carmen’s beaches are all publicly accessible. No gating, no mandatory beach club minimums (though beach clubs are worth experiencing for the service). You can spread a towel on the public beach for free or upgrade to a sunbed at Mamitas.
Range of experiences: From the quiet, villa-backed Playacar beach to the social scene of Mamitas, to natural snorkeling at Paraíso, to sea turtle encounters at Akumal — the variety within easy reach is remarkable.
This is our beach. Playacar beach runs along the southern edge of Playa del Carmen’s coastline, immediately in front of the Playacar Phase 1 gated villa community.
Why it’s special:
If you’re staying at one of our villas in Playacar Phase 1, this is your beach. You’ll have it largely to yourselves.

Mamitas is Playa del Carmen’s most famous beach club — and one of the most well-known in the entire Riviera Maya. Located at Calle 28 Norte, it’s a 15–20 minute walk or short taxi from Playacar.
What to expect: Reserved sunbeds and palapa loungers stretching down to the water, DJ sets from mid-morning, a full cocktail bar and restaurant, swimming area, and a buzzing social scene that peaks around noon–3pm.
Mamitas is perfect for a day when your group wants a more organized, social beach experience — great for bachelorette parties, birthday groups, or anyone who wants service at their sunbed rather than just finding a spot on the public beach.
Booking: We recommend reserving in advance, especially during high season and for groups. Our concierge partner Mahora can arrange sunbed reservations and group packages.
The central public beach near Calle 12 is where most first-time visitors end up — and it’s genuinely lovely. Steps from 5th Avenue, free to use, and with a lively atmosphere from morning to evening.
It’s more crowded than Playacar beach, and more exposed to whatever sargassum is doing on any given day. But on a clear morning, it’s hard to beat for people-watching, easy beach access, and proximity to restaurants and shops. Great for a quick morning swim before heading into town.
Several smaller beach clubs operate here with sunbeds and bar service — more casual and affordable than Mamitas, with a more local vibe.
About 10 minutes south of Playacar (30–40 minutes south of central PDC), Playa Paraíso lives up to its name. This is one of the most naturally beautiful beaches in the area — less developed, less crowded, and backed by denser jungle vegetation.
The water is exceptionally clear here, and the snorkeling is among the best you’ll find without taking a boat. Colorful reef fish, occasional sea turtles, and pristine coral in the shallow areas. Bring your own snorkel gear or rent nearby.
The beach has basic food vendors but no major beach club infrastructure — which is exactly why many visitors prefer it. It feels like the Caribbean used to feel. A perfect half-day trip from your villa.
Arrange transport through Mahora or via local taxi (fixed rates from Playacar).

Akumal — “place of the turtles” in Mayan — is about 45 minutes south of Playa del Carmen and is world-famous for one thing: swimming with wild sea turtles in their natural habitat.
Green sea turtles and loggerheads feed on the seagrass beds in Akumal Bay year-round. With a snorkel and mask, you’ll typically see multiple turtles within minutes of entering the water. It’s one of the most extraordinary wildlife experiences in the Caribbean — and remarkably accessible.
The beach itself is calm and beautiful. There are small restaurants and shops, snorkel gear rental on the beach, and organized tours with guides who explain the turtles’ habits and conservation status.
Best arranged through: Mahora can book guided Akumal snorkel tours with transport from Playacar — a great full-day or half-day excursion for families.
Tulum beach is approximately 90 minutes south of Playa del Carmen — and worth the drive for a day trip if you haven’t been. The combination of ancient Mayan ruins on a clifftop, turquoise Caribbean water, and jungle-meets-sea landscape is genuinely unlike anywhere else in Mexico.
The Zona Hotelera beach road has several well-known beach clubs (Papaya Playa, Mia, Rosa Negra) with a more bohemian, eco-luxe aesthetic than PDC’s clubs. The vibe is calmer, more spiritual, and yes — extremely photogenic.
We recommend visiting as a day trip rather than staying overnight. Base yourself in the comfort and value of your Playacar villa, do the Tulum experience in a day, and come home to your private pool in the evening.
We’d be doing you a disservice if we didn’t mention sargassum. It’s a real phenomenon that affects Caribbean beaches seasonally — primarily June through August, with lighter activity in April–May and September–October.
The good news: Playacar beach is among PDC’s better-positioned beaches for sargassum management, with daily professional cleaning and a southerly location that’s less exposed to the heaviest accumulations.
The bigger good news: every villa in our portfolio has a private pool. On a heavy sargassum day, your group swims in pristine pool water. No compromise needed.

Staying at a Playacar Phase 1 villa means Playacar beach is your beach — plus Mamitas, Paraíso, Akumal, and Tulum all within easy reach. And your private pool is always waiting when you get home.
Are Playa del Carmen beaches free?
Yes — all beaches in Mexico are public and free to access. You can set up anywhere on the public beach at no cost. Beach clubs charge for sunbed/table service, but the beach itself is always free.
Which is the nicest beach in Playa del Carmen?

Mamitas is the most famous. Kool Beach Club, Zenzi, and Fusion are other popular options. For a more intimate day, smaller clubs near Calle 38 Norte offer a mellower atmosphere.
How far are the beaches from 5th Avenue?
5th Avenue runs parallel to the beach — they’re typically 50–200 meters apart depending on which block you’re on. The beach is a 2–5 minute walk from anywhere on 5th Avenue. Playacar beach is about 1.5 km south of the 5th Avenue tourist zone.
Steps from Playacar beach, five minutes from the Caribbean sea, and a private pool waiting whenever you want it. Groups of 4–50 guests.
