This four-bedroom, three-bathroom villa accommodates up to 16 guests and is especially comfortable for 12 guests. It sits two minutes from Playacar beach inside gated Playacar Phase 1, with Fifth Avenue and downtown Playa del Carmen within easy walking distance.

A Design-Led Stay With a Distinct Point of View

The conservatory-style living area brings the garden into the heart of the home, while the upstairs coffee bar, wet bar, butler’s pantry, and kitchen pass-through make gathering feel effortless. The 900-square-foot terrace extends daily life toward the tropical garden and private pool. This is a villa for design-conscious guests who want privacy, atmosphere, and room to gather without sacrificing character.

The chef’s kitchen is stocked with professional-grade appliances and cooking essentials. The butler’s pantry adds refrigerator, oven and preparation space, and the kitchen window opens directly toward the pool and outdoor bar seating.

Playacar Phase 1 Location

Playacar Phase 1 is a gated residential neighborhood beside the Caribbean in Playa del Carmen. Guests can walk to the beach, explore nearby Mayan ruins and reach Fifth Avenue’s restaurants, shops and nightlife in minutes. The beach here is generally quieter than the busier central stretches of Playa del Carmen.

Important Information

The chef-style gas stove is turned off when not in use, and the team will demonstrate it at arrival. Pool and grounds service normally requires side and backyard access around 9 a.m.; guests may ask us to skip a service visit. For the maximum 16-person setup, some guests use a pull-out sofa, air mattress or downstairs couch. Final damage-deposit or waiver terms are confirmed during booking.
